Private Investors – those individuals or group of individuals with an interest in certain industries or projects (usually an area in which they have prior knowledge or experience) and have substantial funds available for investing. They tend to take an interest in the business into which they are investing (as a shareholder and, often, as a board member). Suitable for smaller scale projects and where a public listing is either inappropriate or premature.

 

Institutional Investors – major international organisations such as banks and insurance companies who evaluate certain classes of potential investment (especially property). Tend to be only interested in multi-million ventures and are always answerable to shareholders. As such their demands regarding an investment return can often be restrictive as can the length of time needed to complete due diligence and other administrative obligations.

 

Property Developers – a wide term covering both small companies and individual prospectors to major international corporations and funds who specialise in proerty development. Particularly active in Romania due to the high level of opportunity that exists in this sector. Invariably, a property developer will purchase either the land itself or become involved at the pre-construction phase and purchase the entire project.

 

Investment Funds – carefully structured funds that concentrate on a specific industry, market or currency etc. Some funds are devoted to certain countries, others are international. Examples include oil and precious metals, developing country’s telecommunications, emerging Asia markets, IT&C, Eastern European Property, etc. These funds attract thousands of investors, have a predetermined life span and are structured in such a way as to achieve a certain percentage return for their investors.

 

Brokers – termed either as “independent” or “tied”. Independent Brokers tend to represent several and varied sources of finance whereas a Tied Broker will represent one specific fund or organisation that provides services.
